Resident Selection Criteria

1. Processing may take from 4 to 5 business days and in some cases longer depending on information provided by applicant(s). No specific results, rental property or occupancy is guaranteed until approval is issued and deposit is paid by applicant(s). We reserve the right to change date of occupancy for maintenance or otherwise.

2. All adult occupants 18 or older must submit a fully completed, dated and signed residency application and fee. A non-refundable application fee of $35 will be required for each adult applicant. Applicant may be required to be approved by a condo/homeowner’s association and may have to pay an additional application fee and/or additional association deposit if applicable.

3. Applicants must provide proof of identity such as valid drivers license, state/federal issued photo id or non-drivers identification. In some cases additional or supplemental identification may be required such as social security card, military identification, U.S. passport, permanent resident alien card, work visa, taxpayer identification card, tax records and/or utility bills.

4. Applicants must have a combined gross income of at least three times the monthly rental rate. We reserve the right to require a co-signer. A minimum of two years residential rental history is required.

5. Credit history and or Civil Court Records must not contain slow pays, judgments, collections, liens, bankruptcy within the past 5 years or any eviction filing in the past.

6. Applicants must provide verifiable proof of income such as check stubs, engagement letter for employment and/or bank statements. Self-employed applicants must provide tax returns and 1099s for past two years in addition to 3 months bank statements at minimum. All sources of other income must be verifiable if needed to qualify for a rental unit.

7. Criminal records must not contain any open cases at time of application or convictions for crimes involving drugs, violence, firearms, assault or battery in past five years, any felonies in the past seven years, any sexual offenses ever or a history of habitual criminal offenses. In the event a record comes back “adjudication withheld”, “nolle prosse”, or “adjudication deferred”, further documentation may be required and applicant may be denied on this basis.

8. Verifiable rental history from past and present landlords must reflect timely payments, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of vacancy.

9. No pets (with the exception of medically necessary pets for the benefit of the occupant(s)) of any kind are permitted without specific written permission of landlord in the lease document, an addendum to lease, a non- refundable pet fee in the amount of $250.00 has been paid and/or an additional security deposit. Fees and deposits are waived for medically necessary pets. The following breeds or mixed-breeds are strictly prohibited: German Shepherd, Rottweiler, Chow, Doberman Pinscher, Akita, Presa Canarios, Pit Bull, Stafford Shire Terrier and Cur (Florida or otherwise).

10. Applicants will be required to pay an administrative fee of $50.00 and security deposit at the time of lease execution in a minimum amount equal to the monthly rental rate. We reserve the right to require a higher security deposit and/or additional advance rent based upon application results.

11. In the event any exceptions to our company’s criteria are made, additional security, co-signers, and/or additional advance rent payments may be required.
